Planning in Great Yarmouth
Great Yarmouth has a short record, so this is an early picture rather than a long history. Of 1,623 applications so far, 517 were approved and only 27 refused, which works out at about 1 in 20 decided applications refused, against about 1 in 7 across the areas we cover. North Norfolk, next door, refuses about 1 in 13, so Great Yarmouth is gentler there too.
Home extensions look very safe. Rear extensions, the most common application with 204 made, were refused only about 1 in 63 times, side extensions about 1 in 44, and front extensions and porches about 1 in 32. Garden rooms and outbuildings were refused about 1 in 21 times. If you are thinking about an extension, the odds of planning permission in Great Yarmouth look good.
Two kinds of work stand out as harder. Windows and doors were refused about 1 in 8 times, which is slightly more often than across the areas we cover (about 1 in 9), and noticeably more often than the extensions above. Fences, walls and gates were also refused about 1 in 8 times, though that is a little gentler than the national figure of about 1 in 7. Both are worth checking against nearby approvals first.
When an application is refused, the reasons are broad. Of the refusals we read, about half pointed to the size, bulk or design of the work, and about four in ten to the look of the street or area. Highways concerns such as parking and access came up in about a third, neighbours’ light, privacy or outlook in about three in ten, and not enough information being supplied in a little over a quarter. Trees, building outside towns and villages and heritage each appeared in roughly one in seven, and flooding in about one in ten.
Great Yarmouth has 23 conservation areas, 377 listed buildings and 9 Article 4 directions, so check whether your property is covered before settling on materials or windows.
